i only know, if the house is in Melbourne, you can bargain by 6% now. Not sure about Adelaide situation. It really depends on how long the house on the market, how much interest parties show up yet, also the price of similar house sold recently.
When I bought my house in Campbelltown three years ago, the asking price of the house is 350,000. I told them I only offer 310,000. The agent called me next day said that if I offer 320,000, they will take it. That inspection day, only I showed up.
If you have the price in your mind, be really persistent. We’ve got lucky in a one-off price offer competition (it is a private sale, every party only offers the price once, the highest one gets the house) for a property in Melbourne, we offer the money just 1000 higher than the second highest offer. We got it.
